Luxurious villa with sea and city views – just a few minutes’ drive from Kvariati and Sarpi beaches

Located in the outskirts of Ajara, Akhalsopeli (connected to Gonio and Kvariati by the airport highway).
The driveway is 1.2 km up the mountain (approximately 150 meters above sea level).
The nearest beach (Kvariati) is a 5-minute walk away.
Ajara is a 15-minute drive away, with public transport, shops and a market nearby.
All utilities include fiber optic internet, electricity and water (both a private pumping station and free city water).
The access road to the house is in good condition; the municipality is currently carrying out a full reconstruction of the road. Excavation work has already been completed and retaining walls have been installed.
The house was purchased as a black frame and the finishing was carried out under the supervision of the owner.
The construction is monolithic, with block walls insulated with 5 cm thick expanded polystyrene.
The exterior coating is Caparol.
The roof is made of corrugated metal sheet, insulated with 100 mm mineral wool. The house has a private infinity pool with filtration and heating (suitable for use almost all year round). The dimensions of the pool are 10 meters wide, 2 meters deep and 1.6 meters deep.
The house (including all areas) has an area of 305 square meters.
In front of the pool there is a small plot of land and a fruit garden.
On the ground floor there is a garage for 2 cars, a large dry storage room (workshop) and a pool pump station located below. The automatic gates are radio controlled.
The second floor is the main floor, with an open-plan fitted kitchen with all appliances and a living room. A dressing room, boiler room and laundry room are located separately on this floor. One bathroom (5 square meters) has access to the pool on this floor and a large terrace. Underfloor heating is provided. Inverter air conditioning is installed.
The pool overlooks the green mountains.
On the third floor there are two bedrooms. One is 15 square meters, the other is 25 square meters. Views of the green mountains, the city and the sea open. Both have panoramic aluminum windows (sliding, 4 meters wide).
Both bedrooms have their own access to a large terrace. On the other side, a shared balcony offers views of the sea and the city.
Both bedrooms on this floor are equipped with a shared bathroom. Heating is provided by radiators and each bedroom has its own air conditioning.
A forced ventilation system and wave protection are installed.
The interior is finished with Boero Italian decorative plaster.
The house is completely dry and the waterproofing is done to the highest standard.
The house has a yard with five other houses in a complex of six houses. The complex has five houses in a row and the house for sale is located separately in the center of the plot.
The yard is paved with tiles. The entrance is through a radio-controlled gate.
The neighbors are mainly foreigners; three houses are not permanently inhabited; the owners come seasonally. If the neighboring house is an investment, it is rented daily for $ 250 per night during the high season. It is 100% occupied, the location is well known and delivery is possible. There are no maintenance fees. Only 30 GEL per month for water and that’s it (electricity).
